Important Rental Information
Spinnaker's Reach Realty, Inc. is the exclusive on-site Resort Rental Management Team for Spinnaker's Reach on Emerald Isle. We specialize in new oceanfront, ocean view, and interior homes & duplexes. We are located off Coast Guard Rd. between Dolphin Ridge and Lands End. Our Welcome Home is the first home on the left as you enter our community.
RESERVATIONS
A 50% nonrefundable deposit is necessary to confirm each reservation. Your reservation deposit and a signed copy of Vacation Rental Agreement must be received in our office no later than fourteen (14) days following the booking of your reservation. Upon receipt of your deposit and signed Vacation Rental Agreement, we will mail a written confirmation to you. All unconfirmed reservations will be cancelled if not received within the (14) day grace period. Your confirmation will state the home reserved, the address, dates of the reservation, reservation number, and balance due plus damage/security deposit.
ALL DEPOSITS WILL BE PLACED IN AN INTEREST BEARING TRUST ACCOUNT WITH INTEREST ACCRUING TO Spinnaker's Reach Realty, Inc.
FINAL PAYMENTS - 2009 RESERVATIONS
The balance due total (including tax, $100.00 reservation fee, linen fee, and damage/security deposit) will be due 30 days prior to your arrival date. You may pay by personal check if payment is received in our office 30 days prior to your arrival date. For reservations made within 30 days of arrival date, only certified funds or cash can be accepted.
FINAL PAYMENTS - 2010 RESERVATIONS
$100.00 good faith deposit paid at time of booking; 25% of the balance will be due by October 15, 2009; 25% plus the optional travel insurance is due by January 15, 2010 and the remaining balance is due 30 days prior to your arrival.
FAMILIES ONLY
NO HOUSE PARTIES OR CHAPERONED GROUPS WILL BE ACCEPTED. Should you choose to violate this rule Spinnaker's Reach Realty, Inc. reserves the right to terminate your reservation contract, to evict you immediately without refund.
CAPACITY
Occupancy is strictly limited to two persons per bedroom unless otherwise noted. Children are counted in the occupancy number. However, infants in cribs are not.
CHECK-IN
Check-in time is 4:00PM. For those anticipating a late arrival, please call our Welcome Home as soon as you know you will be late so that we may make special arrangements to get your keys to you and check you in.
CHECK-OUT
Check-out time is 10:00 AM and must be adhered to in order to allow the cleaning teams enough time to ready the home for the next guests. Please remember to remove all garbage from the home and place it either in the receptacle provided or the recycle bin, whichever is appropriate. Please remove all food from the refrigerator. Make sure dishes are washed and put away. Failure to do so could result in and additional cleaning charge which would be deducted from your damage/security deposit. Last but not least, make sure doors and windows are locked. Keys and plastic zipper pouch must be returned to our Welcome Home upon your departure at 10:00AM.
DAMAGE DEPOSIT
All homes require a damage/security deposit in the amount of $250.00 (Two Hundred Fifty Dollars) to be paid thirty days prior to your arrival date. Deposits will be returned to you within forty-five days of your departure date, providing no damages were incurred during your stay. Deposits may be used to repair damages, replace missing contents, or to reimburse owner/agent for expenses resulting from agreement violations. Please report any problems or damage in your home to one of our "Spin Team" the day of your check-in. If not reported, we must assume these occurred during your occupancy.
ABSOLUTELY NO PETS ALLOWED. ABSOLUTELY NO SMOKING ALLOWED.
CLEANING
We trust that each property will be treated as if it were your own. We are pleased to be able to provide departure cleaning which is included in the rental rate on weekly rentals only. Please take care of the property during your stay and leave property in satisfactory condition so that we can prepare it for our next guests.
TAXES
The State of North Carolina requires that we collect tax and Carteret County accommodation tax on all fees and charges. Although subject to change, the total tax is currently 12%
TELEPHONES
All vacation homes have telephones for your convenience. Please do not place or accept any calls or charges to the property phone. Noncompliance will result in a deduction of charges from your damage/security deposit.
LOCKOUT POLICY
If you are locked out of your vacation residence during regular business hours (9:00AM - 5:00PM) you may come to the office and borrow a key. If this occurs after hours and it is necessary for one of our agents to bring a key to you, $25 will be deducted from your damage/security deposit.
DISCLAIMER

REPAIRS AND SERVICE CALLS
One of the luxuries of staying in our neighborhood is that most of our homes are relatively new, most with all new appliances under warranty services. However, we cannot guarantee that breakdowns will not occur. Please report any problems with appliances, air conditioning, etc. to our Welcome Home immediately. We will make every effort to have repairs done quickly and efficiently. NO REFUNDS WILL BE MADE DUE TO FAILURE OF AIR CONDITIONING OR OTHER APPLIANCES. If it is discovered that the equipment is inoperable due to the negligence of the renter, the payment for the service call will be deducted from your security/damage deposit.
INCLEMENT WEATHER
No refunds will be made due to inclement weather. However, Spinnaker's Reach Realty, Inc. will be offering the option to pruchase trip cancellation insurance as of the year 2002 season. It will automatically be added in your reservation. If you do not choose to take the trip cancellation insurance you must opt not to purchase it and then must deduct it from your TOTAL BALANCE DUE. Please be advised that if you choose not to purchase trip cancellation insurance and you are required by mandatory evacuation to leave your vacation rental, Spinnaker's Reach Realty, Inc. will not be responsible for refunding any monies to you.
TENTATIVE RESERVATION POLICY
Before you depart, don't forget to book your vacation rental for next year. Those of you staying with us this year have the first rights to reserve the same week for the next year in the same property, as long as you book it by Wednesday of your vacation week. This is a tentative reservation and we do not guarantee availibility for next year. A non-refundable good faith deposit of $100.00 is required. If you do not make your reservation before you leave, the property will become available immediately, on a first come first serve basis.
